Hey there! As a real estate broker in the stunning Central Oregon area, getting your home ready for spring is super important. Here's a simple checklist to help you tackle some easy tasks that'll make sure your house stays nice and cozy as the weather changes.

1.  Deep Clean:  Spring is a perfect time for deep cleaning, especially for areas often overlooked like baseboards, vents, or ceiling fans. A clean home is more attractive to potential buyers. Use this time to declutter and organize your home, inside and out. Donate or discard items you no longer need and tidy up storage areas for a fresh start to the season.

2.  Service HVAC System: Stay comfortable year-round by scheduling a professional inspection and service for your heating, ventilation, and air conditioning (HVAC) system. This ensures optimal performance as temperatures fluctuate. Buyers pay attention to these systems, as they can be costly to replace.

3.  Check Irrigation System:
We all know how hard winter can be on pipelines and sprinkler systems, so start checking for any breaks.  Prepare your landscape for the season by testing and adjusting your irrigation system. Proper watering is crucial as plants start to grow and bloom.

4.  Clear Gutters and Downspouts: Ensure proper drainage by removing debris from gutters and downspouts. This helps prevent water damage during spring rains and snowmelt.

5.  Prep Outdoor Living Spaces: It's always a good sign that spring is near when it’s time to get that outdoor area back in order.  Get ready to enjoy the outdoors by cleaning and inspecting your outdoor furniture, decks, and patios. Make sure to give these areas a good check for any water damage, loose boards or cracks.  Freshen up garden beds and pots with new mulch for a vibrant look.

6.  Inspect Exterior: Maintain your home's curb appeal by walking around and checking for any damage to siding, paint, or trim. Repair or touch up as needed to keep your home looking its best. Remove any fallen branches and dead plants from your yard.

7.   Inspect Roof: Protect your home by checking for missing shingles or signs of damage on the roof. Addressing any issues early can save you from costly repairs later on.

8.  Smoke and Carbon Monoxide Detectors:
Test and if needed, replace batteries in all your detectors to ensure they are functioning as they should. Your safety should never be compromised.

9.  Window and Door Inspection:  Check windows and doors for drafts or leaks. Weather-stripping replacement or caulking may be needed to maintain good insulation. Check screens for any damage caused by winter storms.

10.  Foundation Check:   Spring is the perfect time to check your property's foundation for cracks or leaks that may have developed over the winter. Don't forget to examine your basement and walls too.

So, by following these easy steps, you're not just making your home look better, but also keeping it safe and valuable, especially if you're thinking about selling someday. Take on these tasks and enjoy the beauty of spring in Central Oregon.

~ Bryan S.

Lea Ann is the best. She helped me buy in 2015 and helped me sale fast in 2023. I would not have been able to accomplish this last sale without her assistance. Being a new widow I was feeling really overwhelmed. She is a true blessing .

~ Susan W. from Prineville OR

I had very specific needs and Lea Ann completely understood and only looked at properties that met my needs. Since I don't live in the area, it was critical that I had an agent that knew the area very and provided excellent advice as to what areas fit my vision. She was always available and responded immediately to all issues and requests. I would highly recommend her to anyone but particularly people with horses. She knows what horse owners need.
